Before you hand over the keys.
Will I be paid if the property is empty?
If your agreement includes guaranteed rent during eligible vacant periods, payment continues in line with those terms. We confirm when payments begin, which circumstances are covered and any exclusions before you sign.
What happens if a resident stops paying?
This depends on your arrangement. A guaranteed rent contract may cover resident non-payment, subject to its terms. Under a management-only service, rent collection and arrears management do not themselves guarantee your income. We explain the distinction in your proposal.
Who pays for repairs and maintenance?
Responsibilities, approval limits and charges are agreed in writing. Coordinating a repair does not necessarily mean AFCG pays for it. Your proposal explains how routine repairs, major works and damage are handled.
What condition does my property need to be in?
We assess its condition and proposed use. If works, certificates or permissions are required, we discuss these before the arrangement starts, including who is responsible for the costs.
How long is the agreement?
The term depends on the property and the arrangement offered. Your proposal sets out its length, review provisions, notice requirements and any break clauses.
Can you manage several properties or a larger site?
We assess its condition and proposed use. If works, certificates or permissions are required, we discuss these before the arrangement starts, including who is responsible for the costs.
Do you work in my area?
Send us the property postcode. We’ll confirm whether its location and proposed use fit our current operating capacity and housing requirements.
Will I still have responsibilities as the property owner?
Yes. Your agreement explains what AFCG manages and which responsibilities remain with you. These may include approvals, costs, insurance, major works or legal duties, depending on the arrangement.
