A CLEARER WAY TO BE A LANDLORD

Less chasing. More clarity.

Managing a property involves more than collecting rent. AFCG brings tenancy administration, property upkeep and communication together, helping you stay informed while we manage the day-to-day work.

Tenancies & Rent

Resident sourcing and suitability checks, placement coordination, tenancy administration, rent collection and arrears management.

Property Care

Property inspections, repairs coordination and contractor liaison, with costs and responsibilities agreed in advance.

Compliance Coordination

Coordination of relevant safety checks, licensing requirements and property records, according to your property and its use.

Clear Communication

Landlord updates, resident communication and liaison with local authorities, housing partners and support agencies where relevant.
Your agreement sets out what AFCG manages, what remains your responsibility and how we keep you informed.
INCOME YOU CAN PLAN AROUND

Explore your guaranteed rent options.

For suitable properties, a guaranteed rent arrangement can provide a more predictable monthly income and cover agreed periods when the property is empty.

We explain the available arrangement and its terms before you commit.

Any rent commitment comes from the contracting party named in your agreement. A council referral or working relationship does not itself mean that a council guarantees your rent.

PROPERTY STANDARDS, KEPT IN VIEW

Coordinated checks.
Clear responsibilities.

Good property management includes keeping track of the requirements relevant to each home and its use.

AFCG coordinates the agreed checks, records and follow-up actions, with our role clearly set out in your agreement.

Requirements vary by UK nation, property type and occupancy arrangement. Appointing a manager does not automatically remove all of a property owner’s legal responsibilities.

Gas, Electrical & Fire Safety

Coordination of relevant inspections, documentation and follow-up actions.

Licensing & Permissions

HMO licensing and other local requirements where applicable.

Energy Performance

EPC documentation and discussion of any necessary improvements.

Tenancy Documentation

Required checks, records and deposit arrangements where applicable.
STRAIGHT ANSWERS

Before you hand over the keys.

A good partnership starts with knowing what to expect.

If your agreement includes guaranteed rent during eligible vacant periods, payment continues in line with those terms. We confirm when payments begin, which circumstances are covered and any exclusions before you sign.

This depends on your arrangement. A guaranteed rent contract may cover resident non-payment, subject to its terms. Under a management-only service, rent collection and arrears management do not themselves guarantee your income. We explain the distinction in your proposal.

Responsibilities, approval limits and charges are agreed in writing. Coordinating a repair does not necessarily mean AFCG pays for it. Your proposal explains how routine repairs, major works and damage are handled.

We assess its condition and proposed use. If works, certificates or permissions are required, we discuss these before the arrangement starts, including who is responsible for the costs.

The term depends on the property and the arrangement offered. Your proposal sets out its length, review provisions, notice requirements and any break clauses.

We assess its condition and proposed use. If works, certificates or permissions are required, we discuss these before the arrangement starts, including who is responsible for the costs.

Send us the property postcode. We’ll confirm whether its location and proposed use fit our current operating capacity and housing requirements.

Yes. Your agreement explains what AFCG manages and which responsibilities remain with you. These may include approvals, costs, insurance, major works or legal duties, depending on the arrangement.
